Did you know that when you list your property to sell, the first 18 days is always the hottest time.....
That being said, if you over price your home and it goes on the market and then you have to adjust your price down due to no offers in the first 18 days, you will then begin to chase the market down.
Property gets stale quickly, especially in our current market.
My top 5 pieces of advice I can give you in todays NYC real estate market:
5-Price your property geared towards the most current comps.....not listings that sold and closed in the past 6-12 months, but listings that are currently in contract or closed within the last 30-45 days. That is how fast the market is moving....
4-You want buyers to dream of the life that you live in.....Clean it up, DECLUTTER.
