If you are a seller or about to sell!

I am a seller and I want to sell Mr. and Mrs. Zweben

What do I need to know?
That is a fantastic question for this market and every market. The most important component of selling your property in today’s market is that we price your apartment to “sell”. Do you want to just list your apartment or do you want to sell it? That is the question! The good news is that the absorption rate in NYC has reduced from 19 months to 9 months. There is far less inventory on the market than a year ago and buyers are motivated. Lending is much tighter, so not only do all of your potential buyers be vetted by us, but your building must also be vetted. We would hate to bring you a qualified buyer to the table and he or she isn’t able to obtain the necessary financing, because the buildings financials are a mess.

10 tips to sell in today’s market:

1-Don’t do this on your own! I know FSBO’s think they can sell their apartment without a skilled agent, but a lot of sellers that sell on there own leave money on the table.

2-Use an experienced hard working agent who knows the market! When we sell a property- we program into our heads that we own the property. We take ownership as if it was our most precious asset.

3-When the agent takes your listing to sell, make sure that pictures, photos and descriptions all go onto there website at once. Believe me, it drives agents and buyers crazy when a listing goes up and pictures or floor plans never appear or appear days or weeks later.

4-Make sure you have an agent that will communicate with you throughout the entire sales process. Nothing is more annoying than meeting an agent, signing the exclusive and then never hearing from them.

5-Is your agent advertising on the  NYTimes.com, StreetEasy.com, Trulia, Zillow,Twitter, Facebook, and  there blog?  In our case~HungryDomaine.com?  If not-time to find a new one…

6-Your apartment must be staged and decluttered- (unless it is pristine and does not have a ton of chachkas) the apartment must be shown in the best possible light to get the best possible price.

7-Don’t necessarily go with an agent that tells you what you want to hear. The agent that knows the price that your property will sell is a huge and important choice!

8-Get references on your potential agents-Vet them too!

9-The amount of parts and moving pieces in a transaction is tremendous. Let your agent have most of the headaches to keep your mind at ease!
